Dear John Galvin and Julie Galvin:
Our records indicate that you are the owners of the above-referenced
property. On January 5, 2021, the
building oficial of the City of Pacific Grove (John Kuehl) received a
structural observation letter from
Christian K. Lee, PE, EoR, which was based on his inspection of December
16, 2020. Noted below are
Mr. Lee’s findings as it relates to the structure at 302 Park Street
(copy attached):
"Based on my visual on—site review, the structure is in a state of
rapid deterioration and has lost the
ability to resist lateral and gravity loads. T he foundation and lack
thereof is a considerable factor in the
current state of precariousness and dilapidation of the existing structure.
In its current structural state,
believe a life and safety issue exists. Therefore, firmly recommend a full
demotion of the structure
within 30 days. ”
Following the receipt of the engineer’s letter, the building official
conducted a site inspection and
confirmed Christian Lee’s findings.
Based on the engineering letter and field inspection, the building
official has declared this structure
Ins-h and potentially dangerous to the life, health and safety of the
general public and therefore
has ordered the structure to be demolished in accordance with Section 108
and 110 of the 2019
International Maintenance Code (IPMC).
